6b. Pro Forma Feasibility Analysis

This assignment leads into the site engineering and design paradigm sections of the course by giving you a tool to analyze the financial feasibility of your proposed development. The first step is the selection of a proposed site for development in Champaign County. Your site selection should be based on your suitability and socio-economic analysis. Both of these should also inform your choice of land uses and development types for the area you select. We suggest you consider a mix of uses (commercial, industrial, residential... ) that comprehensively adresses the needs of the projected growth analyzed previously. For purposes of further analysis, limit the selected region to between 1 to 2 square miles in area. Your analysis should include the following.

• Develop a Real Estate Pro Forma for your proposal on the selected area.
• Develop alternative scenarios- and comment on the configuration and assumptions of each along with the expected Rate of Return.

Report your results in a brief 'memo' format. Your memo should synthesize your results and provide a summary of your Pro Forma scenario and alternatives. We will discuss your work in the next lab session. Put your analysis in a single pdf document in memo format addressed to Dustin. Use the class assignment naming convention (eg. 6b_kim_dkim152.pdf). Place the file in the course assignment dropoff folder (urban-server2/urban-courses/UP503/_assignment_dropoff) by the start of class on Thurs, Nov 1.
